A note on heritage: JDH is open to heritage homes and considers them case by case. We do not market ourselves as heritage specialists, and we would rather say that plainly than let you find out later.

How it’s priced.

Two ways, chosen together at the quote stage: transparent cost-plus, where you see every invoice, or a fixed price when you would rather have certainty. The quote is in writing with no mystery lines. Figures come after a walkthrough of your home — there is no price list.

DepositsLarger projects typically start with a deposit; smaller quick jobs usually do not need one. The exact terms are set out in the written quote and contract.
Changes mid-jobOn cost-plus work, changes are talked through, the contract scope is amended to include them, and time and trade invoices are all disclosed. On fixed-price work, changes go through a written change order.
PermitsWhere a permit applies, the work proceeds under it with proper inspections. That protects your home’s value and your insurance.

Do you work on heritage homes?

We are open to heritage homes and consider them case by case. We do not market as heritage specialists.

Is it better to restore a character home or tear it down?

Our position is that the greenest home is the one you don’t tear down. Whenever it’s possible we would rather restore and renew what is already there — better for the home’s character and better for the Island. When new or custom work is the right call, we do that too.

Can new work be made to match the original house?

That is the standard we aim for. On the Victoria living room, a fourth window was installed with such precise placement it looks original, as if it had always been there. Trim and millwork are fit on site to the room they live in.

What about permits on an older home?

Where a permit applies, the work proceeds under it with proper inspections. That protects your home’s value and your insurance.

Do you do design work for a restoration?

We do not do design work in-house. We work with designers and can connect you with one as part of general contracting.

Who does the work?

Jonathan Hanson, a Red Seal carpenter with fourteen years renovating and finishing homes across Greater Victoria. He works directly with homeowners and brings in the trades a job needs; the crew varies with the project.

What areas do you work in?

Greater Victoria — all 13 CRD municipalities: Victoria, Saanich, Oak Bay, Esquimalt, View Royal, Colwood, Langford, Metchosin, Highlands, Central Saanich, North Saanich, Sidney and Sooke. A project just outside that may still work; the consult form flags it either way.
