JDH Projects Ltd. is a general contractor working homeowner-direct across Greater Victoria. Jonathan Hanson is a Red Seal carpenter and has spent fourteen years renovating and finishing homes here. He works directly with homeowners, brings the right trades together, and holds every job to the standard he would want in his own home.

Two kinds of work, both welcome: the full renovation that runs weeks or months, start to finish — and the smaller project, from a half-day repair to a few weeks of work. A baseboard run, a drywall patch, a fix-it list. There is a small minimum for short call-out visits, confirmed when the job is booked.

DepositsLarger projects typically start with a deposit; smaller quick jobs usually do not need one. The exact terms are set out in the written quote and contract.
Changes mid-jobOn cost-plus work, changes are talked through, the contract scope is amended to include them, and time and trade invoices are all disclosed. On fixed-price work, changes go through a written change order.
PermitsWhere a permit applies, the work proceeds under it with proper inspections. That protects your home’s value and your insurance.

Renovations — questions we get.

How do you price a renovation?

Two ways, chosen together at the quote stage: transparent cost-plus, where you see every invoice, or a fixed price when you would rather have certainty. The quote is in writing with no mystery lines. Figures come after a walkthrough of your home — there is no price list.

Do you coordinate the other trades?

For multi-part renovations we bring in electricians, plumbers, and other trades we trust, and hold everyone to a high standard. Significant electrical, plumbing or painting goes to those trades rather than being tackled one-off.

What about permits?

Where a permit applies, the work proceeds under it with proper inspections. That protects your home’s value and your insurance.

Can I stay in my house during the renovation?

Often yes, but it is situation-dependent — depending on how disruptive the work is, you may lose the use of one or more rooms for a stretch. Floor protection, dust barriers and a daily tidy are standard, and pets and children are kept away from the work areas.

Do you take on smaller projects?

Yes. Alongside full renovations we take on smaller projects and repairs, from a half-day fix to a few weeks of work. There is a small minimum for short call-out visits, which we confirm when we book.

What areas do you work in?

Greater Victoria — all 13 CRD municipalities: Victoria, Saanich, Oak Bay, Esquimalt, View Royal, Colwood, Langford, Metchosin, Highlands, Central Saanich, North Saanich, Sidney and Sooke. A project just outside that may still work; the consult form flags it either way.

How soon can you start?

Booking is seasonal. Smaller jobs can often be slotted in within days; a permitted renovation is a weeks-to-months horizon. Share your rough timeline in the form and we will tell you honestly whether it fits. We reply within two business days, usually sooner.

Are you insured and bonded?

Red Seal certified, insured and bonded, with documentation available on request. WorkSafeBC coverage is confirmed on request and the WCB number appears on our documentation.

What happens if the scope changes partway through?

On cost-plus work, changes are talked through, the contract scope is amended to include them, and time and trade invoices are all disclosed. On fixed-price work, changes go through a written change order.

Is there anything you don’t take on?

Full roofing projects and stucco application are not ours — proper roofers are brought in, and we do the prep work rather than the stucco itself. Larger specialty trade work goes to the trade that owns it.
